To protect the quality of your Smoky Mountain property now and in the future, we have established a sensible set of protective covenants and building guidelines. Covenants and building guidelines can vary quite a bit and should be reviewed before you decide to purchase your property. They cover many frequently asked questions. Properties with well established protections tend to hold their value much better than properties without.

Here are a few highlights from our protective covenants:

• Association fees are only $300 per year
• No mobile homes allowed
• No vinyl siding allowed
• No livestock allowed *w/ the exception of our Laurel Lick property
• Minimum square footage is 1,800 sq. ft.
